Bathrooms are the hardest rooms in a home to get right: plumbing, electrical, waterproofing and tiling all meet in a small space, and the mistakes show up years later as leaks. Empolo Group has 10 years of experience renovating bathrooms, ensuites and laundries, and we manage every trade for you.
Your written quote itemises exactly what applies to your bathroom. A typical scope covers:
We inspect the existing bathroom, talk through how it's used, your budget and what you want to change.
Tiles, vanity, tapware, shower screen and fixtures are chosen before work starts, so lead times don't hold the build up.
Scope broken down by stage, with inclusions, exclusions and provisional sums, prices ex and inc GST, a payment schedule and how long the quote is valid.
Strip-out, services rough-in, waterproofing, tiling and fit-off are sequenced so each trade works on a properly prepared surface.
A final walk-through, a clean site and the paperwork, including trade compliance certificates.
Waterproofing comes first. It's the most important part of a bathroom renovation, because failures are hidden behind the tiles. The membrane must be installed by a licensed waterproofer and allowed to cure before tiling begins.
Older homes. Homes built before the 1990s can contain asbestos in wall sheeting, flooring or adhesives. Where there's any doubt we recommend an asbestos assessment, and licensed removal if it's found, before demolition begins.
Moving fixtures. Relocating a toilet, shower or bath changes the plumbing and sometimes the floor structure. We'll flag this at quote stage, along with any strata or council requirements for your property.
It depends on the size of the room, whether fixtures move, the tiles and fittings you choose, and the condition of the existing floor and walls once the old bathroom is stripped out. After a site visit you receive a written, itemised quote so you can see exactly where the money goes.
That depends on the scope, the waterproofing cure time and how quickly tiles and fittings are available. We confirm the expected program in writing as part of your quote.
The bathroom being renovated is out of action while work is under way. We talk through the options — such as a second bathroom or ensuite — before work starts so you can plan around it.
Yes. The same process applies to ensuites, laundries and powder rooms, and we can renovate more than one wet area in a single project.
In NSW, a residential building contract over $7,500 must be in writing, and a deposit can't be more than 10% of the contract price. Residential work over $20,000 also requires Home Building Compensation insurance. Your quote sets out the payment schedule and how these requirements apply to your job.
Tell us about your home and what you'd like to change. We'll arrange a site visit and follow up with a written, itemised quote.
